A mechanics' lien can be a powerful statutory device available to unpaid materials suppliers, subcontracts and contractors on construction projects.  It's power, if done properly, is from:


1) placing an encumbrance on the real property; 

2) often freezing the construction financing, preventing the real property from being refinanced out of a construction loan or preventing the real property from being sold; and

3) providing the lien claimant an avenue to recover attorneys' fees.
