How can a Mechanics' Lien help?

A mechanics' lien can be a powerful statutory device available to unpaid materials suppliers, subcontractors and contractors on construction projects. Its power, if done properly, comes from:

1) placing an encumbrance on the real property;

2) often freezing the construction financing — preventing the real property from being refinanced out of a construction loan or preventing the real property from being sold; and
